This property has the following check-in and check-out times and policies:

Check-Out: 11:00 AM

Early Check-In Time: 3:00 PM

Early Check-In Fees: $75.00

Late Check-Out Time: 12:00 PM

Late Check-Out Fees: $75.00


Property and Cancellation Policies :

Cancellation Fee for reservations made fourteen (14) days prior to arrival is $100.

Cancellation Fee for reservations cancelled forty-eight (48) hours prior to arrival is the equivalent of a one (1) night stay.

Terms and Conditions

Terms and Conditions for Vacation Rental ReservationPlease read the following terms and conditions carefully before making a reservation for a vacation rental property. By making a reservation, you agree to comply with and be bound by these terms and conditions.

  1. Reservation and Payment: A reservation for the vacation rental property will be confirmed upon receipt of the deposit, which is forty percent (40%) of the total rental fee, as agreed upon between the guest and Resort. The remaining balance, including any applicable taxes, fees, and security deposit, if applicable, must be PAID IN FULL no later than fourteen days (14) prior to arrival, which will be communicated at the time of reservation. Failure to make payment by the due date may result in cancellation of the reservation. If guest arrives without Final Payment made to the Resort, the keys to the unit will not be distributed to the guest. 
  2. Cancellation and Refund: Cancellation of a reservation must be made in writing and may be subject to cancellation fees. Refunds, if applicable, will be processed thirty (30) days after cancellation was made. The owner or property manager reserves the right to cancel a reservation in case of unforeseen circumstances, such as property damage or unavailability, and will provide a full refund in such cases.
  3. Check-In and Check-Out: Check-in and check-out times will be communicated to the guest prior to arrival. Late check-ins or early check-outs may be subject to additional fees. The guest must provide a valid identification upon check-in and is responsible for the property during their stay, including any damages or losses incurred during their occupancy.
  4. Cleaning fee: A $155.00 cleaning fee will be applied to ALL reservations. Daily Cleaning Options are listed in the Guest Book in each unit.
  5. Resort Fee: A $15 per day Resort Fee will be applied to ALL reservations.
  6. Property Rules and Regulations: The guest agrees to abide by all rules and regulations of the vacation rental property, including any community or association rules, as provided by the owner or property manager. This may include restrictions on smoking, pets, noise, and other behaviors. Failure to comply with property rules may result in termination of the reservation without refund.
  7. Service Animals/Emotional Support Animals: Under Florida Statute 760.27, Service & Emotional Support are permitted onsite. Guest to provide the up to date veterinarian records, letter from physician for the handler of the animal, Service Animal & Emotional Support Animal up to date Registration documents. Service Animal must be "working" while on property with proper harness. An Additional Cleaning Fee of $50 will be applied to  the reservations, to ensure the unit is deep cleaned and properly sanitized for the next arriving guest.
  8. Pool & Beach Rules: Guest arriving with children are to supervise them at all times while on the property. This includes but is not limited to the pool area, and beach access point. ALL tables, chairs, umbrellas and chaise lounges are to the left on the pool deck. Any guest found removing these items will be FINED $200. This fee will be added to the reservation.
  9. Maintenance and Repairs: The guest must report any damages, repairs, or maintenance issues to the Management Office immediately. The guest WILL be held responsible for damages caused by their negligence or misconduct, including damages to the property, unit, its contents, or its amenities. The Management Office reserves the right to enter the property for repairs, maintenance, or emergencies. The cost to make the repairs will be paid for by the guest.
  10. Liability and Indemnity: The guest assumes all risks and liabilities associated with their stay at the vacation rental property, including but not limited to accidents, injuries, theft, or damages. The owner or property manager is not responsible for any personal or property damages or losses incurred during the guest's stay. The guest agrees to indemnify and hold harmless the owner or property manager from any claims, damages, or liabilities arising from the guest's use of the property.
  11. Insurance: The guest is responsible for obtaining their own travel insurance, including but not limited to liability, property, and travel cancellation insurance, to protect against any unforeseen circumstances or losses during their stay at the vacation rental property.
  12. Governing Law and Jurisdiction: These terms and conditions shall be governed by and construed in accordance with the laws of the jurisdiction where the vacation rental property is located. Any disputes arising out of or related to these terms and conditions shall be resolved exclusively by the courts of that jurisdiction.
  13. Entire Agreement: These terms and conditions constitute the entire agreement between the guest and the owner or property manager regarding the reservation of the vacation rental property and supersede all prior agreements, understandings, and communications, whether written or verbal.
  14. Modifications: These terms and conditions may be modified or updated by the owner or property manager at any time without prior notice. Any changes will be effective immediately upon posting on the owner or property manager's website or other communication channels.

By making a reservation for the vacation rental property, the guest acknowledges and agrees to all the terms and conditions stated above.
